Infrastructure Calculator

What are infrastructure charges?

Infrastructure charges are payments to Council for the additional demand which results from development (such as subdivision, units, retail development).  The charge is generally a combination of a range of charges including open space, storm water, bike ways, transport, water and sewerage.

In July 2011, the State Government introduced a three-year “cap” (maximum) for infrastructure charges across all Queensland Council areas, to provide increased certainty and to boost the building industry.

How to calculate infrastructure charges?

The following calculator represents the MAXIMUM charges allowable under the capped system.  Most Councils (including Logan, Moreton and Sunshine Coast) have adopted the standard rates, although Brisbane and Gold Coast Councils have adopted rates which are less than the maximum charges.

Residential: Determine if the use is for short term or long term use.   Enter the number of additional dwellings generated by the proposal. Click on  the “Calculate” button for the total residential amount.

Non-residential:  Enter the type of use. If you're not sure of the category, select one and the range of uses in that category will appear below.  Enter the gross floor area and the amount of impervious (hard stand) area.  Click on  the “Calculate” button for the total non-residential amount. If your proposal includes more than one type of non-residential use, repeat the above steps for each type.

This calculator should be used as a guide only.  We recommend confirmation of the charges with Council at the appropriate time.
