STRATEGIC AND MASTER PLANNING

Over the years, DFS has been involved in a number of strategic (or forward) planning projects. From preparing the Development Control Plan responsible for the redevelopment of Mooloolaba, to the master planning of new residential communities, to undertaking a review of the planning provisions affecting Gladstone's Central Business District, forward planning gives us the opportunity to set long and medium-term guidelines in place now, for the future.

Coolum Ridges (FKP)

Coolum Ridges is a large area of land (over 175 hectares) near Peregian Springs on the Sunshine Coast. DFS have undertaken the master-planning of the entire area. The Masterplan approval includes detached and attached residential (up to 1500 dwellings), village shopping, open spaces, community and educational facilities. Adjoining a sensitive National Park, the master-planning includes a specific range of Codes which have now been adopted by Council to guide future development in the area.

Forward Plan - Gladstone CBD and Waterfront Redevelopment

Working with a team of specialists, DFS provided specialist town planning advice in the development of the Forward Plan for the Gladstone CBD and Waterfront Redevelopment. Involving extensive community consultation, the project culminated in the preparation of a Masterplan, and a performance based planning instrument, which has now been incorporated in Gladstone's new IPA Planning Scheme. The planning document seeks to encourage mixed-use development in the CBD, and restrict the “leak” of commercial uses out of the traditional town centre.

Development Control Plan – Mooloolaba

DFS prepared a Development Control Plan as an integral component of a major strategic planning exercise for the Mooloolaba tourist precinct. We played an important role in community consultation, the analysis of survey results, preparation of urban design elements, analysis of local development potential, the preparation of planning controls, provisions and policies, and the formulation of an implementation plan.

Park Lakes Residential Estate Bli Bli (Blackbean & Reefbill Pty Ltd)

Park Lakes estate is a multi-staged residential development at Bli Bli on the Sunshine Coast. Incorporating up to 450 traditional detached lots, the master-planning of this site dealt with issues associated with extension of infrastructure, parkland, stormwater detention and sensitive allotment design (for sloping land).
